RENTAL SCREENING CRITERIA

***THE $55.00 SCREENING FEE IS NON-REFUNDABLE***

Roma Management rents on a first come, first serve basis. This means we will offer tenancy to the first qualified person with a completed application. Roma Management, LLC does not discriminate based on: race, color, religion, marital status, national origin, sex, sexual orientation, familial status, disability or source of income. We comply with all federal, state and local laws concerning Fair Housing. You may apply for a unit that has already received an application however the first person to complete the application requirements will be offered the unit. The application fee is non-refundable.

Application fee is $55.00 per adult 18 years of age or older. Application for co-signers is $30.00. All applications are submitted electronically. The Application Fee provides for the following; applicant registration as a potential tenant, background check, credit check, rental reference verification, and income verification.

Each applicant must independently meet all of the following requirements.

Application Requirements

 

  1. Gross monthly household income must equal 3 times the stated monthly rent. Co-signer does not negate income.
  2. It is the obligation of the applicant to provide 2 months recent pay stubs,  to verify your income. If self-employed, individuals will need to provide copies of the last two (2) years tax returns. No screenshots will be accepted.
  3. Student loans are NOT a source of income, for rental property approval purposes.
  4. Verification of a minimum of 1 year (12 months) continuous employment or offer letter from hiring manager.
  5. Self-employed applicants must provide the last 2 years of verified, filed tax returns.
  6. One year of current third-party verifiable (non-family member) rental or mortgage history is required. A financially responsible co-signer will be accepted for the lack of rental history.(Exception: A biological or legal dependent child of the approved applicant(s) who is between 18-24 years of age does not need to have rental history, i.e. a student still living at home.)
  7. Valid photo identification is required.
  8. Applicants can be denied for a history of eviction, outstanding balances with a past landlord, history of excessive NSF charges, three or more 3-day notices or notices due to excessive noise.

 

Credit Requirements

  1. Minimum credit score of 600 is required. A financially responsible co-signer will be accepted for the lack of credit score.
  2. Negative credit such as 60 days past due, collection, liens, judgement, repossessions, or discharged bankruptcy will require a co-signer.
  3. An application will be denied if there is an open bankruptcy.
  4. If credit is currently frozen please visit www.experian.com/freeze to unfreeze credit file. If credit is frozen at the time of screening applicant can be re-screened for an additional screening charge.

    Co-Signers

    A co-signer (not a tenant) with good credit may assist you in qualifying if you are lacking in the credit, employment or rental history background. However, factors such as inconsistent employment, lack of or bad rental history as well as significant or numerous credit deficiencies may be grounds for denial regardless of the use of a co-signer.
    In order to qualify as a co-signer;
    1. Fully meet all the areas of Application and Credit requirements including a minimum monthly income of three times the stated rent after all co-signer household bills are accounted for.
    2. Possess a credit history of more than 5 years and a credit score of at least 600

      Background Reports

      1. Determinations as to criminal screening will be made on a case by case basis and will be based on several factors and information. There will be no automatic denials based on crime without an analysis of the facts.
      2. A landlord is not required to rent to any person whose tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy might result in substantial physical damage to the property of others.
      3. An application will be denied for registered sex offenders.
      4. Any applicant currently using illegal drugs or reporting conviction for the illegal manufacturing or distribution of controlled substance, will be denied.

        Applicants Understands the Following:


        1. Applicant(s) has no rights to the rental unit until a Lease Agreement has been signed.
        2. Once applicant has been notified of Application approval, applicant will have 24 hours to pay a $150 Administrative Fee and Security Deposit. The Administrative Fee is non-refundable upon receipt.
        3. If Applicant is unable to personally view the property, they may assign, in writing, a designated person in their place to view the unit. The Applicant may choose to rent the unit sight unseen with an accompanying Sight Unseen Addendum and pay the $150 Administrative Fee. The Administrative Fee is non-refundable upon receipt.
        4. Applicant will not keep or harbor animals or pets of any kind on the premises without written consent or agreement from the Landlord or Owner.

         

        Application Agreement

         

        1. Application Fee is nonrefundable. This charge covers third party credit and background check.
        2. Approval. When screening is completed you will be notified of your screening status.
        3. Administrative Fee in nonrefundable. Once you have been approved, you will have 24 hours to submit an Administrative fee of $150 to secure the unit and the security deposit. If the fees are not received within 24 hours Roma Management will move forward with the next applicant.
        4. Lease. You are required to sign the lease within 48 hours. If You Fail to Sign Lease Contract within 48 hours Roma Management will move on to the next applicant.
        5. Notice to or from Co-applicants. Any notice we give you or your co-applicant is considered a notice to all co-applicants, and any notice from you or your co-applicant is considered notice from all co-applicants.
        6. Keys or Access Devices. Keys and/or access devices will be furnished after the following:
        7. Signed Lease
        8. Payment of all security deposit and 1 months’ rent.
        9. Confirmed PSE account setup and Any Required Utility Account Setup
        10. Liability insurance of $100,000

         

        *Cosigners: As co-signer, you acknowledge that you unconditionally guarantee payment for the rental and/or damage costs and that you are also bound by the terms and conditions of the rental agreement/lease, or any extensions or renewals thereof, as if you were the tenant signing such agreement. If there is a default in payment for the rental and/or damage costs, you shall upon demand pay the amounts in arrears to the Landlord/Management.
