APPLICATION SCREENING CRITERIA

Rental aPPLICATION CRITERIA

 1. Application Fee (nonrefundable). It’s nonrefundable, regardless of approval or not. 


2. Applications. All persons living in the unit over 18 must complete an application.

 

3. Approval. If your application(s) are approved our representative will notify you (or one of you if there are co-applicants) of the approval as soon as the screening process is completed.

 

4. Holding Fee (may or not be nonrefundable). Once you have been approved, you will have 24 hours to pay the administration fee of $150 and the holding fee(Security Deposit) to secure the unit. If the administration fee and holding fee are not received within 24 hours. The unit will be deemed un-rented and Roma Management will move forward with the next applicant. 

 

5. Non-approval. We will notify you whether you’ve been approved within 10 days after the date we receive a completed Application. Your Application will be considered “Cancelled” if we fail to notify you of your approval within 10 days after we have received a completed Application. The notification may be in person or by email or telephone unless you have requested that notification is by mail. You must not assume approval until you receive actual notice of approval.

 

6. If You Withdraw after Approval. You and any co-applicant may withdraw your Holding Fee within 3 days (72 hours) of being approved. If you or any co-applicant withdraws a Holding Fee or notifies us that you’ve changed your mind about renting the dwelling unit, after 3 Day (72 Hours) we’ll be entitled to retain all Holding Fee as liquidated damages, and the parties will then have no further obligation to each other.

 

7. If You Fail to Sign Lease Agreement After Approval. Unless we authorize otherwise in writing, you and all co-applicants must sign the Lease Contract within 3 days (72 hours) after we give you our approval. If you or any co-applicant fails to sign as required, we may keep the Holding Fee as liquidated damages, and terminate all further obligations under this Agreement. Your application(s) will be canceled and you will need to reapply if you desire to rent a unit in the future.

 

8. Notice to or from Co-applicants. Any notice we give you or your co-applicant is considered notice to all co-applicants, and any notice from you or your co-applicant is considered notice from all co-applicants.

 

9. Keys or Access Devices. We’ll furnish keys and/or access devices only after: (1) all parties have signed the contemplated Lease Contract and other rental documents referred to in the Lease Contract; (2) all applicable rents and security deposits have been paid in full (3) a copy of renter insurance to include $100,000 Liability Insurance (4) Utility set up confirmation.

 

10. Signature. Our receipt of this application is consent only to this Application Agreement. It does not bind us to accept the applicant or to sign the proposed Lease Agreement.

 

*Cosigners: As co-signer, you acknowledge that you unconditionally guarantee payment for the rental and/or damage costs and that you are also bound by the terms and conditions of the rental agreement/lease, or any extensions or renewals thereof, as if you were the tenant signing such agreement. If there is a default in payment for the rental and/or damage costs, you shall upon demand pay the amounts in arrears to the Landlord/Management.
